Preparing for Cold Weather / Winter Months on Property

To All Owners and Residents –

As we work with the property management team to winterize the property, the Board wanted to inform residents of certain key information, as well as provide reminders on activities that will help maintain the property as the temperatures start to fall.

Unit Thermostat Reminders

In Fairfax County, the Virginia Property Maintenance Code requires that residential condominiums be heated to at least 68°F from October 15th to May 1st.  Historical recommendations for Westwood Village have been to target a minimum of 70°F, especially for units that do not have dual zone thermostats and/or the lower units that are partially below ground.  Please ensure you are maintaining your unit in accordance with Fairfax County requirements.

Building Heaters

Due to the weather starting to dip from unseasonably high temperatures, on-site property management has just begun to turn on the hallway heaters.  All heaters are expected to be on and running by the end of next week.  On-site property management will be checking to ensure the heaters are working.  At any time after November 7th, if you notice the hallways are abnormally cold in your building, please report an issue with the building number through the “Report an Issue” on the UOA website.  We will immediately have on-site property management double-check that the heater is properly working.

EV Chargers

The Board has noted that those using the EV chargers are not always recoiling the EV hoses on the charging stations.  To help avoid wear and tear on the hoses and keep snow removal services from damaging the hoses, please take the extra minute to ensure a hose is entirely recoiled on the station after each use.

Snow Removal

The Board and the on-site property team have met with the contractor providing plowing, salting, and sidewalk clearing in the event of inclement weather this fall/winter.  This year, there will be unreserved parking spots at the back of the property that will be designated for snow placement, in an effort to reduce large piles accumulating immediately in front of the residential buildings.  The Board will communicate details of the spaces that will be blocked and used during inclement weather at a later date.  For now, the on-site property team will be focused on cleaning out and replacing the buckets in front of each building with new salting chemicals to prepare for any weather events.  Please watch for more information on our snow removal plans posted via website announcements and in the front hallways of your building.

Car Washing

The Board has been notified that certain individuals are using water from sprinkler rooms to wash cars.  This is not an amenity offered or permitted on property.  The green hoses and water hook-ups are for fire safety purposes and use by contractors, when permitted.  Please refrain from using any water/water hook ups in sprinkler rooms or on the external side of the buildings.
