COMMUNITY UPDATES
As discussed at the Board meeting in late May, we planned for several activities around the community.
Please note the status of those activities as well some other important matters:
External Street and Trash Corral Lights
We have been working for many months with Fairfax County, and then a private contractor, to fix 3 external lights that were not working. As of this week the two external lights near Leeds Castle Drive Buildings 1576 and 1582 and Northern Neck Drive Building 1583 have been fully repaired and are operational.
We also noted the sensors stopped working in several of the trash corrals. Rod has repaired those as well.
We thank everyone who reported these maintenance items to us. Please use the “Report an Issue” form on the website if you see any additional lights that are dim or out around the community.
Tree Treatments
Our arborist completed all Spring tree treatments, as previously announced. Those treatments will NOT eliminate everything (i.e., honeydew sap etc.) that drop from the trees. However, they will help to reduce insects that contribute to the problems we are seeing.
Pest Control
We have executed our contract with a full-service pest control company. Our first service has been provided for various insects (i.e., mosquitoes, gnats, etc.) as well as our preventative plan to address rodent activities.
We also are in active discussions on several ways to address the squirrel population, as we have noticed increased levels of squirrel activity, including around front building doors.
Please use the “Report an Issue” function if you notice any issues around the community or have an internal issue. We have various pest control companies, who are familiar with the unit/building structure that will provide free inspections if you have concerns in your unit.
Pruning
As announced, we completed limited pruning for certain high-priority requests, including certain trees near the pool prior to its opening. The remaining pruning will take place over 4 days – June 25th, 26th, 29th and 30th. Please see the separate announcement for parking guidance each day.
Trash / Recycling Services
As apparent when going into the trash corrals, our community has been experiencing significant disruption to our trash and recycling services, including many skipped services and bins not being fully emptied. This has caused us to be in an overflow status consistently.
We have been working daily for the past 2 months to get back to our normal, contracted service with our current provider, as well as meeting with other companies in case disruption continues.
As a resident, you can help keep the trash corrals in good working order through the following actions:
- Do not overflow the first accessible bins. If a bin is full, please use the other bins in the corral. The goal is to keep the lids down on the bins to prevent rodents from getting into trash bags as well as keep the smell contained during the hot summer months.
- Break down Amazon/shipping boxes to keep a limited number of boxes from filling up a whole bin.
- Do not put bulk items in the Trash corrals without calling Patriot Disposal first. They will provide instruction on the date and where to put bulk items.
- Do not place construction debris in the trash corrals. Construction debris from renovation, including toilets, is never permitted and should be disposed of by the hired contractor or the owner.
- Do not place other items which must be separately disposed of by Fairfax County law in the trash corrals. Items such as refrigerators, tires, and certain types of paints are never permitted. Owners must dispose of those on their own.
