To All Residents and Owners:
Over the past several weeks as the weather has turned warmer, the Board has started to receive an increased number of reports from Property Management and fellow residents regarding resident activities that are against community rules and/or unsafe. We appreciate all residents reviewing these reminders:
Children at Play
The green common area space at the front of the property in front of Buildings 1500 to 1516 was not designed to be an area for kids to play. Please note:
- There is significant traffic to/from the property, especially when kids are home from school. The area is not safe for kids, especially kids running into the street to retrieve a soccer ball.
- There are parked vehicles, whether visitor or resident, in close proximity which can easily be damaged.
The green common area space on the backside of buildings contains the AC units, Verizon lines which have not been buried yet, and uneven ground to help with sewer drainage. Therefore, residents should ensure children are safe if they are going behind the buildings to play.
Using community streets to play games is dangerous. We also have had reports of children lying down on streets. Please make sure children are getting proper supervision when they are outside.
Any residents allowing their children to place chalk drawings on sidewalks should use appropriate chalk, keep drawings away from building fronts, and clean such drawings off the same day they are made.
Real Estate Lockboxes
As a reminder, realtor/property management lockboxes are permitted on the internal unit door only. No realtor/property management lockboxes are permitted on any internal or external railings. Property management went through the community and notified many residents and real estate agents to remove the lockboxes. If a lockbox was cut, it was retained on property in Rod’s shed. Please contact Capitol Management and provide them your contact details. They will help arrange a time to collect the lockbox on property from Rod.
Unit Renovations
There has been a significant increase in unit renovations recently. However, Capitol Management and the Board have only received one required design application for approval. If you are planning a renovation, please contact Capitol Management with details of what you are planning to ensure you are following all community rules. There also has been damage to building entryways and stairwells by contractors. Owners will be pursued if an owner-hired contractor damages any common elements.
Building Entryways and Hallways
The building entryways and hallways are common areas. The only unit owner items permitted in the entryways and hallways are mats in front of the doors. Any shoes, toys, plants, etc. will be removed by the cleaning crew. Leaving trash outside a unit door to throw away at a later time is never acceptable.
Trash
Spring always brings an increase in trash and recycling as residents begin cleaning and start renovations. To be respectful of fellow residents and to help keep rodents and pest activity down, please make sure to adhere to the following:
- Place trash fully in the trash bins AND break boxes down fully before placing them in the recycling bins.
- Be certain that all bins used can be fully closed before leaving the trash corral. (Often the first 2 bins are overloaded while the rest are almost empty. Please use all bins).
- Trash left in building hallways, left on decks/patios, or thrown over balconies is not permitted.
- Bulk items require the resident to call Patriot Disposal Services for a special pick-up and pay for such pick-up. Please stop leaving grills, tires, bikes, furniture, etc. unless Patriot has confirmed your specific bulk pick-up date.
Trash pick-up is MWF and Recycling pick-up is MF. As discussed at multiple Board meetings, residents have requested the Board fine those who are not adhering to the rules.
Use of Sprinkler Room Water
As a reminder, using water from and the hoses around the sprinkler rooms is NOT permitted. The water and hoses are for use by property management and the fire department for approved services and emergencies only. The water and hoses are not available for residents to wash personal vehicles.
Shared Visitor Parking at the Front of the Community
The 10 parking spots designated as “Visitor” spots are shared with the Townhomes and are for short-term parking only. If you have visitors coming this summer over holiday weekends, they should not be parking in the short-term parking spots for multiple days. They should be parked in the unreserved spots, using a 2026 Visitor Hangtag, around the property.
Electric Scooters from Bird and LINK
Electric Scooter rentals should remain outside of the front gates. We have noticed several electric scooters brought into the community and left on sidewalks and/or on shrubs/grass without pick-up for days. Please leave scooters outside of the main gate at the front of the community.
